**Job Summary**
The Manager of Real Estate Portfolio Management position establishes, governs and provides oversight of the Real Estate Portfolio Management team including Project Development, Estimating and Project Management functions for real estate projects across all Duke Energy regions. The position will partner closely within all parts of Real Estate (RE), as well as other department leaders, to ensure projects are developed, prioritized, and executed based on condition, reliability, capacity, and operational needs for a portfolio of facilities managed by RE.
The facility portfolio managed by RE consists of over 2,400 facilities (over 500 occupied) across 6 states (North Carolina, South Carolina, Florida, Ohio, Indiana, Kentucky). The position provides effective oversight for the development of multi-year strategies and capital funding needs, as well as emergent project requests and approximately 300-350 in-flight projects. Key initiatives may include workplace optimization, portfolio condition and capacity assessments, and the addition of new facilities needed to support immediate and long-term company strategies.
The position will oversee the successful creation of the Real Estate 5-year Capital Plan working with department leaders to align on prioritization and capital optimization outcomes. Position will work closely with Project Management Center of Excellence, (PMCoE) to ensure processes and procedures are followed according to project risk ranking criteria.
**Responsibilities**
- Leadership of Personnel: Manger provides direction, governance and oversight of the Portfolio Management resources, processes and programs of the RE organization. This position is responsible for staffing, developing the procedural requirements, employee development and oversight of responsible individuals who will develop projects for the Duke Energy enterprise multi-year plan (MYP) for land and facilities managed by RE. Manager will ensure all items on the plan have been evaluated per the established standards, processes and procedures.
- Establishment and Management of Processes and Procedures: Manager is responsible to develop and assure implementation of established processes and procedures for the following activities: (1) screening of the MYP to qualify which items will be processed through Project Development; (2) evaluation of the MYP items to refine the scope of the project, review level one schedules and critique conceptual project estimates for project execution; (3) updating the MYP with updated cash flows and documented project scoping packages for improved execution of the projects. Process should address needs for approval beyond the VP position. Develop Project Package to include estimates, business case development, analytics/evaluation, necessary forms depending on dollar value of project, necessary funding requests documentation, steps and timing, presentation methodology to SVP, and any other internal governing bodies. Ensure engagement of RE internal groups receiving Package for execution and a smooth turnover process. Ensure collaboration across RE groups in business partners to optimize the portfolio and deliver value for investment balance against risk.
- Track and monitor project development progress and report status. Identify and escalate project risks proactively to RE leadership when required. Foster a continuous improvement approach to project management process, tools, templates, and delivery approach through implementation of industry leading Best Practices.
- Actively support the portfolio strategy being developed to ensure project alignment. Evaluate key initiatives as related to overall portfolio strategy. Manage competing priorities and multiple requests for funding using established evaluation process.
**Basic/Required Qualifications**
- Bachelor's degree in Real Estate, Construction Management, Engineering, Architecture or related degree and 5+ years related work experience OR
- High School/GED degree and 10+ years related work experience
- Project Management training
- 5 or more years of experience working in the Project Management or Project Development arena.
- Experience in supervising, coordinating and reviewing the work of a diverse work group both internal and external to the enterprise.
- Ability to provide strong leadership to team members, consultants, contractors, customers and other internal and external entities.
- Strong presentation skills
- Business and finance knowledge
- Demonstrated strong communication capabilities, particularly with senior management and external to the organization.
- Demonstrated capability in receiving high-level objectives, critical issues, new concepts or policy matters and transforming them into executable plans.
- Experience in resolving difficult situations with customers, internal & external stakeholders - develop consensus among multiple parties with varying interests.ecific Requirements
**Desired Qualifications**
- Higher level of education beyond 4-year degree.
- Broad base of experience in general business and regulated utility operations.
- Real Estate project experience
- Ability to lead initiatives and build support for culture change.
- Additional Professional certification(s) or designation within field.
- Contract management experience.
**Working Conditions**
- Hybrid Mobility Classification – Work will be performed from both remote and onsite locations after the onboarding period. However, hybrid employees must live within a reasonable commute to their designated Duke Energy facility, not greater than 50 miles one way. Employees are expected to report to their assigned Duke Energy facility as required and directed by their manager, on average 3 full workdays per regular workweek.
- Office environment primarily, with occasional field and site visits
- Travel Requirements: 10% - 25%; may require out of town and overnight travel across the Duke Energy regions to support certain project needs.
